About this tool

বিস্তারিত

Uses the standard reducing-balance formula banks apply across Bangladesh. Last checked September 2026, see Methodology & Sources.

How EMI is calculated

EMI = P × r × (1 + r)ⁿ ÷ [(1 + r)ⁿ − 1], where P is the loan amount, r is the monthly interest rate (annual rate ÷ 12 ÷ 100), and n is the number of monthly instalments. Each instalment covers that month's interest first, with the rest reducing your principal, so the interest portion is highest at the start and falls over time.

Worked example

Take a home loan of ৳2,500,000 at 9% annual interest over 20 years (240 months). The monthly rate works out to 0.75%. Plugging that into the EMI formula gives a monthly instalment of approximately ৳22,492. Over the full 20-year term, total repayment comes to roughly ৳5,398,000, meaning total interest paid is close to ৳2,898,000, more than the original loan amount. This is normal for long-tenure loans; the trade-off is a smaller, more manageable monthly payment against paying substantially more interest over time.

How tenure changes your total interest

A shorter tenure raises your monthly instalment but sharply cuts total interest paid, since less time passes for interest to accrue on the outstanding balance. Using the same ৳2,500,000 loan at 9%: a 10-year tenure raises the EMI to about ৳31,670 a month but brings total interest down to roughly ৳1,300,000, less than half of the 20-year scenario. If your monthly budget can stretch to a shorter tenure, it's usually the more expensive-feeling but cheaper-overall choice.

Before you apply: CIB, Property & Vehicle Requirements

Bangladeshi banks check CIB (Credit Information Bureau) records (Bangladesh Bank's centralised database of borrowers' repayment history) as part of every loan application. Typical documentation includes salary certificates or business financials, bank statements, NID, and TIN certificate. If you are taking a home loan to buy a residential plot or flat, verify land area and local unit conversions on our Land Measurement Calculator (জমি পরিমাপ). For auto loans, verify road tax, registration, and AIT on our BRTA Fee Calculator (বিআরটিএ ফি). If you are funding loan down-payments with expatriate remittances, check live exchange rates on our Currency & Remittance Calculator, and spell out cheque or pay-order values in words using our Amount to Words Tool (কথায় রূপান্তর).

Conventional loans vs. Islamic bank financing

Conventional banks like Brac Bank, City Bank, or Dutch-Bangla Bank charge interest calculated the way this tool shows. Islamic banks such as Islami Bank Bangladesh instead use Shariah-compliant structures (commonly Bai-Muajjal (deferred payment sale) or Hire Purchase under Shirkatul Melk) where the bank and customer share ownership or the financing is structured as a sale rather than a loan. The resulting repayment schedule often looks similar in practice, but the underlying contract, and how "profit" replaces "interest," is structured differently.

FAQ

What's a typical home loan interest rate in Bangladesh?
Rates vary by bank and borrower profile, commonly in the 8–11% range for home loans as of recent years. Always check the current published rate from your bank, such as Brac Bank, City Bank, or others.
Does this include processing fees or insurance?
No, this calculates the pure principal-and-interest instalment. Banks often add a one-time processing fee and may require loan insurance, which isn't included here.
Can I pay off my loan early?
Most Bangladeshi banks allow early or partial prepayment, sometimes with a fee. Prepaying reduces total interest since less balance remains to accrue interest, ask your bank for their specific policy.
What is CIB and how does it affect my application?
CIB is Bangladesh Bank's shared record of borrowers' loan and repayment history. Banks review it before approving new credit, so any past late payments or defaults can affect approval or the terms you're offered.
How is Islamic bank financing different from this EMI calculation?
Islamic banks use profit-sharing or sale-based structures like Bai-Muajjal instead of interest, in line with Shariah principles. The monthly payment can look similar to a conventional EMI, but ask your Islamic bank for their specific product's payment schedule rather than relying on this interest-based formula.
Does a shorter loan tenure always save money?
Yes, in total interest terms, a shorter tenure almost always costs less overall, even though the monthly instalment is higher. Use the year-by-year breakdown above to compare tenures for your own numbers.
Is this EMI calculator free?
Yes, free to use, with no sign-up required.
