Where these units come up: Khatian, Mouza, and registration

Land area conversions matter most when a figure has to match an official record. A Khatian (the government's land ownership and area record for a plot, tied to a specific Mouza (survey area)) will state the area in Decimal, Katha, or Bigha depending on the district and survey generation (CS, SA, RS, or BS). When a sale deed is registered at the Sub-Registry Office, or when land records are updated through Namjari (mutation), the area figure needs to match exactly, which is where small unit-conversion errors can cause real problems.

Worked example: measuring a plot

Say a plot measures 60 feet by 40 feet, a common residential size in many parts of Bangladesh. That's 2,400 square feet. Divide by 435.6 to get 5.51 Decimal, or divide by 720 to get 3.33 Katha. If you're describing the same plot in a Bigha-scale conversation, that's 0.167 Bigha, small enough that most people would still describe it in Katha or Decimal rather than Bigha, which is more commonly used for agricultural or larger rural plots.

Why Katha size varies by region

Bangladesh inherited its land measurement system from British-era surveys, and different districts standardised on slightly different local definitions of a Katha before the modern system settled around the Dhaka standard used in this calculator. In practice, most urban property transactions today use the 720 sq ft Katha shown here, but older documents or transactions in some rural areas, particularly parts of Sylhet, Chattogram Hill Tracts, and the north, can still reference a locally different Katha or Kani size. If a figure from an old family document doesn't match what this calculator gives you, that's the most likely reason, and it's worth asking the local Sub-Registry office which convention applies to that specific Mouza.
